LeaseGreen makes large properties more energy efficient, from investment planning to turnkey modernisation of building systems, heat pumps and solar included. With guaranteed performance figures, continuous monitoring sits at the centre of its business.
LeaseGreen moved that monitoring from its own fleet of edge computers to Nobody Engineering's data layer. Since spring 2024 its sites on Nobody have grown from 31 to about 130, and its maintenance has become a service it sells to other owners. The first buyer brings a portfolio of well over a hundred buildings in one deal.

Keeping the old platform alive took everything
By 2023 the cost and complexity of LeaseGreen's legacy analytics platform were spiralling. A fleet of small edge computers read the building automation and pushed everything to the cloud, without filtering, mapping or compression.
- Hardware failures. SD cards, hardware faults and configuration drift meant downtime and urgent site visits.
- A flood of raw data. Every available point was pulled every 10 minutes, relevant or not, and the cloud bill grew with it.
- Slow onboarding. Mapping a new site to LeaseGreen's own structure took up to four hours, and every new controller model was a risk.
Lacking documentation made even small updates slow and risky. The budget that should have gone into new services went into keeping the old one running.
A clean line between the data layer and the service on top
We keep the layer that collects, harmonises and stores building data separate from the services built on it. LeaseGreen's edge fleet, data pipeline and controller compatibility moved to Nobody. LeaseGreen kept what it is good at.
Nobody Engineering
- Connect the existing automation at each site, without replacing it
- Run and update the edge devices remotely
- Keep up with automation brands and controller generations
- Filter, map and store the data, then serve it through APIs
LeaseGreen
- Energy expertise and guaranteed performance
- Monitoring, analytics and maintenance
- The customer relationship and the service contract
- New services on the same data
How the migration was done
1
Edge modernisation
The edge computer fleet was replaced with Nobody's managed data layer. All process data is still collected and stored, now in a time-series database built for it.
2
Smarter mapping
A semi-automated mapping process filters and normalises points to LeaseGreen's own naming convention, cutting hours from every deployment.
3
Leaner output
Custom API endpoints serve only the filtered, mapped and pre-processed data, alarms and hourly and monthly energy KPIs included. LeaseGreen's own storage and compute load dropped a lot.
4
New analytics
A data-engineering consultancy built a nimble, extensible analytics platform on standard business-intelligence tools, with Nobody's APIs as the backend.
From maintenance mode to innovation mode
8×
faster deployment of new buildings
>99 %
less raw data volume
31 → 130
sites on Nobody, spring 2024 to autumn 2026
LeaseGreen no longer orders configurations from automation vendors or worries about new controller models breaking things. Budgets that went into firefighting now fund new work.
"Now we can actually build and scale. There are real business cases for new features again."
Sami Juurinen • LeaseGreen
Maintenance as a product
With the data layer off its hands, LeaseGreen packaged its monitoring and maintenance as a service of its own. It can now sell it to owners whose buildings it never renovated.
The first buyer brings its whole portfolio, well over a hundred buildings, to LeaseGreen in one deal. Each site gets a Nobody edge device, and the installer adds it from a phone: photos, serial number, controller model and connection details in one form. There is no separate integration project for each building.
The buildings are coming online this winter, and LeaseGreen serves them with the same service, analytics and processes as its own sites.
A repeatable model for service companies
LeaseGreen's growth didn't need a hardware business of its own:
- New sites are a configuration task, not an integration project
- The same service, analytics and processes run across every building
- A whole portfolio can come in one deal, whatever automation its buildings have
Running a service business on buildings you don't control? Pick one portfolio. We'll connect the first site before your next steering meeting.
